Home to the Calder Park Raceway, this suburb is zoned for future industrial development. Located 22km north-west of Melbourne’s CBD, there are no residential buildings within the suburb. This may be perfect if you are looking for somewhere to set up a business in an industrial area once the suburb has been developed.

Calder Park’s proximity to the airport has restricted its use for residential development, and there are plans for a third runaway to be built close to the area.

Taylors Lakes is a family area with 64% of the population made up of couples and families. There are a number of primary and secondary state and private schools in the area, with football, soccer, netball, cricket and swim clubs also available. There are also a couple of gyms in the area as well as a gardening club.

The area is serviced by the Sunbury train line as well as a regular bus line.

Property prices in Taylors Lakes are quite affordable, making demand in the area quite high. The average price of a four bedroom home in the area is $544,000, while the average rent of a four bedroom home is $420 per week. Units aren’t readily available in the area, but if you can find one, you can expect to pay an average of $350 per week for a three bedroom.

While the area is still developing in terms of restaurants and cafes, it is a family friendly area with the facilities you need to service a growing family.
