Removalists Canning Vale

Until 40 years or so ago, Canning Vale was a farming area of mostly market gardens and dairy farms. These industries grew due to the swamp lands with a permanent supply of fresh water. The area was zoned as rural until the mid 90’s.

Due to the swampy land, residential developments have included a number of landscaped lake areas to serve as drainage in the area. The area is very much suited to families with five state primary schools, a private school and a state high school in the area. Housing pricing is currently on an upward trend, and where you live will determine the pricing. Average prices for a four bedroom house are $600,000 or $550 per week for a rental. A three bedroom unit costs an average of $460,000. Unit rentals aren’t often available, however the average price of $450 per week.

The suburb is split into three areas. There is an industrial area which includes a wholesale fresh produce market near the Roe Highway. Further south is the main residential and shopping areas. The western side of the suburb houses the Hakea Prison, a minimum to maximum security prison for male offenders.

The suburb is split into two council zones, with the industrial area and some of the residential estates under the City of Canning, while the remainder is looked after by the City of Gosnells.

There is quite a diverse cultural population in the area, including east and south-east Asians, Indian and Italian residents. Due to the different cultures, you will also find a Sikh temple and a indu temple in the suburb.

Canning Vale offers a number of facilities including retail precincts, AFL club, cricket team, community centre and two golf courses.

Some of the downsides to Canning Vale are the lack of regular public transport options, the drive time to Perth’s CBD (around 45 minutes to drive 17km) and the potential noise from Jandakot Airport.

While Canning Vale is a family orientated suburb, it may not be great for the daily commute into the city.
