Coalfalls

This small Ipswich suburb was, funnily enough, named after sightings of coal along the banks of the Bremer River which runs along the northern and western borders of the suburb. Coalfalls is simple 2km drive to the centre of Ipswich, and with a number of train stations near the suburb, commuting to Brisbane’s CBD, or anywhere along the train line is easy.

With property prices in the suburb, quite cheap Coalfalls is the perfect place for those who want to enter the property market or buy an investment property and aren’t too worried about buying a brand-new house. The average sale price for a house is $290,500 while the average rental price is $280 per week. Something to keep in mind is due to the Bremer River running alongside the suburb is a potential flooding risk in a major storm.

Coalfalls is close to a number of schools in the Ipswich area including St Marys College and Primary School, Ipswich Grammar and St Edmunds College. There are also a number of state schools in the area, and the University of Queensland Ipswich Campus is less than 5km away by car.

Being almost right in the middle of Ipswich, residents have access to a large number of facilities including swimming pools, libraries, shopping centres and parks. Also close by, and a great idea for weekends and holidays is the Workshops Rail Museum and Willowbank Raceway. Living in the area, with the Amberley RAAF Airbase less than 20km away, you may also get to see the RAAF Defence Force planes in training.

Like many areas, the Ipswich area has some good and bad points, but it is an area that is constantly trying to improve the quality of living for locals. With proximity to some great schools, as well as a university campus, Coalfalls might be a great place to start looking for either an inexpensive first home or an investment property.
